How to use the Land Transfer Tax Calculator

  1. Choose your province, enter the purchase price in Canadian dollars and tick the boxes that apply, such as first-time buyer, a Toronto address or a newly built home in BC.
  2. The calculator splits the price into the official 2026 brackets for your province, and your city where it charges its own tax, and adds up the tax on each slice.
  3. It then takes off any first-time buyer refund, rebate or exemption you may qualify for and shows the cash you need at closing as a share of the price.
  4. Check the bracket table and the thresholds, then confirm the final figure with your lawyer or notary, who pays the tax when the sale is registered.

How much is land transfer tax on an $800,000 home in Ontario?

$12,475. That is 0.5% on the first $55,000, 1% up to $250,000, 1.5% up to $400,000 and 2% on the last $400,000. In Toronto the city charges the same again, so the total is $24,950. First-time buyers get up to $4,000 back from Ontario and $4,475 from Toronto, leaving $16,475.

How much is the BC property transfer tax on $750,000?

$13,000: 1% on the first $200,000 ($2,000) and 2% on the next $550,000 ($11,000). A first-time buyer who qualifies saves $8,000 and pays $5,000. The $8,000 saving applies up to $835,000, shrinks to nothing at $860,000, and a newly built home under $1,100,000 can be fully exempt.

How much is the welcome tax in Quebec in 2026?

On a $500,000 home at the 2026 default rates it is $5,610.50: 0.5% on the first $62,900, 1% up to $315,000 and 1.5% above. Montréal adds higher bands from $552,300, so a $700,000 home there costs $9,349. Other municipalities can charge up to 3% on the part above $500,000.

Do first-time buyers pay land transfer tax in Toronto?

Often very little. Toronto rebates up to $4,475 of its municipal land transfer tax, which covers the full tax on a home up to $400,000, and Ontario refunds up to $4,000 of the provincial tax. You must be a citizen or permanent resident, never have owned a home anywhere and move in within nine months.

Which provinces have no land transfer tax?

Alberta and Saskatchewan charge land titles fees instead. In Alberta a transfer costs $50 plus $5 for each $5,000 of value, about $550 on a $500,000 home. Saskatchewan charges 0.4% of the value, so $1,600 on $400,000. Nova Scotia's deed transfer tax is set by each municipality, so you enter your local rate.
